Blockchain & Web3 × Real Estate & PropTech

Blockchain for Real Estate.

Production blockchain engineering for real-estate operators: fractional-ownership platforms, REIT and asset tokenization, on-chain title and registry pilots, escrow and earnest-money automation, and the secondary-market plumbing the regulator will actually approve. Built by MESH dept leads with the securities-law frame, custody discipline, and audit trail that real-estate capital actually needs.

The problem

Real-estate tokenization fails when securities law is an afterthought.

Real-estate operators come to blockchain with a thesis: fractional ownership unlocks new capital, REIT tokenization compresses settlement, on-chain title removes weeks of escrow drag. The pattern that fails them is whitepaper-grade engineering: a clever smart contract with no securities-law frame, no qualified-custodian path, no transfer-agent compliance, and no investor-protection layer the regulator will read past page two. The pilot launches; the SEC / DFSA / SCA letter arrives; the program goes to the freezer.

Production blockchain real-estate platforms need three things shiny demos don't have: a securities-law architecture (what's a security, where is it sold, who can hold it), a custody-and-transfer-agent frame (who holds the keys, who maintains the cap table, who issues 1099s / equivalent), and the off-chain integration with escrow, title, and registry that makes the on-chain claim defensible. We design for those from week one: with securities counsel in the room, not as an afterthought.

Where it ships

6 workloads, scoped to real estate & proptech.

Concrete applications where blockchain & web3 unlocks measurable value inside real estate & proptech delivery constraints.

  • 01

    $45M

    tokenized in 9 months

    Fractional-ownership platform (Reg D / Reg S)

Tokenized fractional interests in single-asset or portfolio real estate, sold under Reg D 506(c) to accredited investors with offshore Reg S tranche. Transfer-agent integration; KYC / accreditation re-verification; secondary trading via ATS partnership.

  • 02

    REIT tokenization + secondary liquidity

Public or private REIT shares tokenized for institutional and accredited-retail liquidity. Compliance-aware transfer logic (whitelist, accreditation, jurisdictional gating). ATS or compliant secondary-market integration.

  • 03

    Escrow + earnest-money automation

On-chain escrow with stable-coin or tokenized-cash settlement. Smart-contract release on documented contingency satisfaction (inspection clear, financing approved, title clear). Off-chain integration with title insurance and recording systems.

  • 04

    On-chain title + registry pilots

Jurisdiction-specific pilots for on-chain title recording, deed transfer, and lien registration. We've delivered DIFC and Dubai Land Department pilots; US pilots are county-by-county and we scope them honestly.

  • 05

Tokenized debt: mortgage notes + bridge loans

Tokenization of mortgage-note pools, bridge-loan books, and CRE-debt portfolios for institutional secondary-market activity. Compliance-aware token logic, cash-flow waterfall on-chain, off-chain servicer integration.

  • 06

    Investor portal + cap-table + distributions

Tokenholder-of-record platform: cap-table maintenance, K-1 / 1099 generation, distribution payments via stable-coin or ACH, investor reporting. Off-chain integration with fund admin and tax provider.

How we engage

4 phases, named in the SOW.

Each phase has a deliverable, an owner, and an acceptance criterion calibrated to real estate & proptech delivery.

  1. 01

    Securities + jurisdiction discovery

Three-week discovery with securities counsel in the room: offering structure, jurisdictional offering map, accredited / retail / institutional investor segmentation, secondary-market plan, transfer-agent and custodian selection. Output is the legal-and-technical architecture document: counsel signs the legal layer, we sign the technical layer.

  2. 02

    Compliance-aware smart-contract design

Compliance-aware token (whitelist transfers, accreditation gating, jurisdictional gating, lock-up enforcement). Audited by a top-tier smart-contract audit firm before mainnet. Upgrade pattern (proxy or non-upgradeable) chosen with explicit trade-off discussion. We don't ship token contracts to mainnet without an external audit, ever.

  3. 03

    Custody + transfer-agent + off-chain wiring

Qualified-custodian integration for the on-chain assets where investor protection requires it (Anchorage / Fireblocks / BitGo / equivalent). Transfer-agent integration (Securitize / Tokeny / equivalent) for cap-table and tax reporting. Off-chain integration with escrow, title, fund admin, and bank rails.

  4. 04

    Operating handoff + ongoing compliance

Investor-onboarding ops, distribution operations, and regulatory-reporting cadence handed to your team or a service partner. Ongoing compliance: re-accreditation cycles, MiCA / SEC reporting where applicable, tokenholder-comm requirements, built into the operating model. No-handoff lock-in; we hand the keys over.

Compliance overlay

Frameworks we engineer to.

Every real estate & proptech engagement carries the evidence collection that procurement and audit teams expect on day one.

  1. 01

    US securities (Reg D / Reg S / Reg A+)

Compliance-aware token enforces accreditation gating, jurisdictional restrictions, and lock-up periods on-chain. Transfer-agent partner maintains the legal cap table; on-chain ledger is the operational record. Form D / Form 1-A filings supported. Annual / interim disclosures workflow integrated.

  2. 02

GCC (DIFC · ADGM · UAE SCA)

DIFC and ADGM digital-asset frameworks are real and increasingly regulator-supported. We've delivered pilots through both regimes and know the licensing and disclosure expectations. UAE SCA Virtual Assets framework integrated where the offering structure requires it.

  3. 03

    EU MiCA · investor protection

MiCA-aligned token classification (asset-referenced, e-money, or other crypto-asset) and disclosure requirements built into the offering. Investor-protection patterns: disclosure, suitability, custody segregation, built into the platform, not bolted on.

Common questions

Asked before the first call.

  1. 01

Is this a securities offering, and what does that mean?

In almost every real-estate tokenization scenario in the US, EU, and most GCC jurisdictions, yes: the token is a security. That's not a problem; it's a design constraint. The architecture has to support accreditation gating, jurisdictional restrictions, transfer-agent integration, and disclosure obligations. We assume securities-law applicability from week one and design for it. Treating tokenization as a way to escape securities law is how programs get shut down.

  2. 02

Why blockchain at all? Couldn't we do this with a traditional fractional platform?

For some use cases, yes, and we'll tell you. Where blockchain earns its complexity: secondary liquidity (T+1 vs. weeks), 24/7 settlement, programmable distributions and cash-flow waterfalls, cross-border investor access with jurisdictional enforcement, and lower per-investor servicing cost at scale. Where it doesn't: small offerings (<$10M), short hold periods, single-jurisdiction investor base. We help buyers see which side of that line they're on before committing budget.

  3. 03

What about custody? Who holds the private keys?

For investor-protection-bearing securities, a qualified custodian (Anchorage, Fireblocks, BitGo, or equivalent) is the standard pattern. Issuer / sponsor never holds investor keys directly. For compliance-aware tokens, the issuer can retain limited mint / freeze authority for legal-process compliance. That authority is separately custodied and governance-protected.

  4. 04

How does on-chain title work in practice?

Honest answer: in most US counties today, the legally-binding title record is still the county registry, not the blockchain. On-chain title is operational, fast, queryable, and integratable with downstream systems, while the county filing remains authoritative. Some jurisdictions (DIFC, parts of the EU, certain US states piloting) are moving toward on-chain records carrying legal weight. We scope each engagement to what's actually defensible in the relevant jurisdiction; we don't oversell.

  5. 05

What happens if the smart contract has a bug?

Three layers. (1) External audit by a top-tier firm before mainnet: non-negotiable. (2) Upgradeable patterns where governance / regulatory pressure demands it; non-upgradeable where investor protection demands it. We discuss the trade-off explicitly and document the choice. (3) Operational guardrails: rate-limited mint / burn, multi-sig governance on consequential actions, monitoring (Tenderly / Forta) on anomalous flows, incident-response runbook for a known-bad transaction.

  6. 06

    What does an engagement cost?

Discovery + legal-and-technical architecture: 4–8 weeks, $80K–$200K (legal counsel additional). Production platform build (single offering structure): 8–14 months, $700K–$2.0M including audit. Multi-product platform with secondary-market integration: 14–24 months, $2.0M–$5.0M. Managed services post-launch: $30K–$120K monthly retainer covering on-chain monitoring, distribution operations, and regulatory-reporting cadence.
